When resale prices stall and mortgage rates sit near 7.5%, builders start competing for your attention. Right now in Yuma, that competition is showing up as real money: five-figure incentives, closing-cost credits, and rate promotions on new homes that are ready to move into this month.

If you are shopping for a home in Yuma, new construction deserves a look. Here is what the builders are actually offering and what to know before you tour.

What incentives are Yuma builders offering right now?

Elliott Homes, one of the most active builders in town, is offering $10,000 in financing incentives on select move-in-ready homes when buyers use a preferred lender, plus free backyard landscaping packages on some homes that add up to $21,400 in stated value. At Las Barrancas, the builder has advertised fixed rates as low as 4.375% on select ready homes through a preferred lender, with that promotion advertised through October 24, 2026. Camilo at Santana starts from $381,950, and Acacia at Santana starts from $461,950.

It is not just one builder. Listings across Yuma show builders offering up to $10,000 toward a buyer's closing costs on new homes, like the 3-bedroom new build at 10615 E 45th Ln listed at $360,000, and 2% concessions with a preferred lender on new townhomes like those at 7136 E 39th St, priced around $257,000. These are the kinds of credits that resale sellers almost never put on the table.

Where are new homes being built in Yuma?

Most new construction is happening on the east and southeast sides of town: the Foothills corridors along E 35th through E 45th streets and lanes, Las Barrancas out on Grand View Drive, and the Santana communities near E 35th Lane. Prices range from the mid-$250s for new townhomes to the mid-$400s and up for larger single-family plans with 3-car garages.

If you work at MCAS Yuma, many of these communities sit 15 to 25 minutes from the main gate, and the Foothills area keeps coming up as the favorite for military families who want newer homes with bigger lots.

Is new construction a good deal compared to resale?

Do the full math. A new home can carry a higher sticker price than a comparable resale, but the incentives can close that gap fast: $10,000 in closing-cost help, a builder rate promotion, and zero immediate repair bills. New homes also come with builder warranties and fresh AC, roofs, and appliances, which in a desert summer is worth more than people think.

On the other side, resale homes in Yuma are sitting about 63 days on average, and those sellers are negotiating too. The honest move is to compare both: tour a few new builds, tour a few resales in the same budget, and see which total deal, price plus incentives plus condition, actually wins.

One thing to remember with new construction: the builder's sales agent works for the builder. Bring your own agent to the model home. It costs you nothing as a buyer, and it means someone is reading the contract, the upgrade pricing, and the lot premiums with your interests first.
