Is It a Good Time to Buy a House in Yuma AZ?
Last updated: October 15, 2026

Is it a good time to buy a house in Yuma, Arizona? I get asked this at almost every showing, and my honest answer is: for the right buyer, yes, and right now the market is handing you things it would not hand you two years ago.
Let me break down what is actually happening in Yuma County, and then you can decide for yourself.
What does the Yuma housing market look like right now?
Here is the snapshot as of October 2026. Across Yuma County, there are about 1,518 homes for sale, up nearly 20% from a year ago. The median sale price sits near $330,000 countywide, and about $305,000 for single-family homes inside the city. Homes are taking around two months to sell instead of flying off the market in a weekend.
Compare that to the national picture: home sales just posted their two slowest months of the year, inventory is at its highest level in years, and the National Association of REALTORS says buyers now have their best negotiating power in recent memory. Yuma is right in line with that trend, and in some ways it is an even better deal, because our prices are far below the national median of $417,500.
What are mortgage rates doing in Yuma?
Rates are high. A 30-year fixed loan is running near 7.5%, the highest in about three years. That is real money, and I will not pretend otherwise. On a $300,000 home, every extra point of rate changes your monthly payment by a meaningful amount.
But here is the flip side that most people miss. High rates scare off other buyers, which is exactly why you have choices right now. When rates eventually come down, and history says they always do at some point, the buyers who waited will come flooding back and prices will move again. The buyers who act while competition is thin get the pick of the inventory and the negotiating room. Many Yuma buyers plan to refinance down the road if rates improve, but that is a conversation to have with your own lender, not a promise anyone can make.
Is Yuma AZ a good place to buy a home for the long term?
Look at the fundamentals. MCAS Yuma brings in military families year after year who need housing near the base. Winter visitors keep arriving every October, and plenty of snowbirds rent for a season and then buy. The Foothills keeps growing, new construction is active, and at around $305,000, the median home here costs less than half of what you would pay in Phoenix or San Diego.
Yuma also gives you a low cost of living, strong agricultural and logistics jobs, and weather that people literally plan their winters around. Those drivers do not disappear when rates move.
What should Yuma buyers do right now?
If you have a stable income, a down payment saved, and you plan to stay in Yuma for a few years, this is one of the most buyer-friendly markets we have seen in a long time. You can take your time, compare real closed sales on your street, and write an offer with terms that actually protect you: an inspection, an appraisal contingency, and room to negotiate on price or closing costs.
If your payment would be a stretch at today's rates, it is fine to wait, save more, and watch the market. There is no shame in timing your move right. What you should not do is wait forever for the perfect moment, because in Yuma, the winter season tends to bring competition back. The sweet spot is usually the stretch between now and the holidays, when inventory is high and the snowbird buying wave is still building.
